Picton Property Income Limited entered the UK REIT regime on 1 October 2018 and became a commercial company. As such Picton is outside the scope of AIFMD and is not required to produce a Key Information Document (KID) under PRIIPs.

Our ‘rightsize’ promise

At Parkbury, Radlett, Franke Coffee, was starting to outgrow their space, having been here for over nine years.

With our ‘occupier focus’ in mind, we took back a larger unit, and let this ‘off market’ to Franke. At the same time we varied their lease on the smaller units to allow them time to fit out the new unit and relocate a little earlier than their original lease expiry.

The transaction allows Franke to ‘rightsize’ their business, and Picton are delighted to have retained a excellent occupier on a longer lease than the one surrendered, and have time to market their old units to find a new occupier.

This is a great example of a transaction can be beneficial to both parties - where we can help a business expand or indeed contract we will do so.
